Apartment Inspection and Condition

Your home is made for living. Please take care of it so that both you and any future residents can enjoy it. We hope you feel comfortable in your home and can make it the perfect home for you. However, please consider the following points discussed in this guide when making your home your own.

During the move-out process, we will inspect the condition of your home. If you have taken care of your home, we will not charge you for anything beyond normal wear and tear when you move out, such as aging of surfaces or a few nails. Please also contact us during your stay if there is anything in the apartment that needs fixing – we want your home to be the best possible for you.

We have listed a few examples of typical damages that are not considered normal wear and tear and for which you may be charged when you move out. Therefore, please avoid causing these or similar damages, or restore them yourself or with the assistance of a professional in advance.

Examples of damages that are not considered normal wear and tear include...

  • Attachments made to the ceiling, the exterior surfaces of the apartment such as the balcony and bathroom. These are prohibited in the lease agreement, and such damages will always be restored and charged to the tenant.

  • Attachments to built-in fixtures, such as the kitchen or wardrobe.

  • All attachments made with larger anchors or other heavy fastening devices. However, individual picture hooks and nails are acceptable, and you may leave them in place.

  • Damages caused by pets, such as chew marks on trim or furniture or floor damage from scratching.

  • Damages resulting from incorrect maintenance of the flooring material. For example, never mop your laminate floor with water.

  • Damages resulting from incorrect maintenance of built-in fixtures. For instance, do not clean bathroom furniture with running water as they are splash-resistant, not water-resistant.

  • Damages resulting from incorrect maintenance of household appliances. For example, do not scrape your ceramic cooktop with sharp objects.

If there are larger marks on the walls beyond normal wear and tear, such as from heavy installations like TVs or wall shelves, any holes must be patched, and the entire wall must be repainted. Refer to our painting instructions here.
