What kind of rules do Juli homes have?
Living Comfort – Quiet Hours
Do not disturb neighbours in apartments, shared spaces, or yard areas. Quiet hours are from 10:00 PM to 7:00 AM. Tenants are also responsible for their guests' compliance with the rules. Please also be considerate at other times. Always inform neighbours in advance if you're planning something that may generate noise.
Common Spaces
Exterior doors must always remain closed and locked. When entering or exiting, ensure the doors are securely shut. For fire safety, items may only be stored in designated areas—do not leave bicycles, strollers, or similar items in hallways. Storing flammable or explosive materials in shared spaces or storage areas is prohibited.
The landlord is not responsible for property stored in shared or storage areas, such as bicycles. If your apartment has a designated storage unit, it must be kept locked—even when empty. Bicycles in bike storage must be in working condition and kept in designated racks. Motorized vehicles may not be stored indoors.
In case of fire or other emergency, elevators must not be used.
Apartments
Do not disturb neighbours in apartments, stairwells, or yard areas. Apartments must be maintained carefully. Do not dispose of food or waste in toilets or drains, as this may cause clogs or damage. Ventilating apartments into stairwells is prohibited.
Balcony, Terrace, Yard Area
Outdoor areas must be kept tidy, and lawns or plantings must not be damaged. Lawn mowing and general maintenance of a private yard area are primarily the resident’s responsibility. Washing balconies with running water is prohibited. Grilling (electric, gas, or charcoal) and open flames are strictly forbidden. Balconies must be free of fire hazards and nothing may hang outside the railings. Feeding wild animals is not allowed.
Smoking
Buildings and their yards are non-smoking. If a designated smoking area is provided, smoking is allowed there. Any damage caused by smoking will be fully charged to the resident.
Club Room – Juli Lounge (if available)
The club room is for residents and their guests only. The person who books the space must be present and ensure cleanliness is maintained. The room may not be used for political, religious, or commercial purposes. More detailed instructions can be found in the Juli Lounge.
Gym (if available)
The gym is for residents' personal use only. Users must be considerate of others and maintain cleanliness. Commercial activity is not allowed in the gym. The landlord is not responsible for any injuries or accidents occurring during use. Opening hours are posted in the gym.
Laundry Room and Drying Room – Juli Laundry Club (if available)
The laundry is for washing only your household’s laundry. Cleanliness must be maintained. Opening hours and detailed rules are posted in the laundry facilities.
Parking
Vehicles may only be parked in marked and designated spaces. Only actively used vehicles may be stored in parking spots. Unnecessary driving and parking in yard areas are strictly prohibited. Vehicle maintenance is not allowed in parking areas. Note: Charging electric or hybrid vehicles using engine block heater outlets is strictly forbidden.
Waste Management
Household waste must be packed and disposed of in the designated containers, following sorting guidelines. Keep bin lids closed. Non-household waste must be disposed of by the resident. Environmentally hazardous waste must be taken to official disposal sites. Any improper waste left at collection points, such as during a move, will result in a removal fee charged to the resident.
Dusting
Carpet and rug dusting is only allowed on weekdays and in designated areas (never on balconies). Dusting racks may only be used as long as necessary for cleaning. Drying bed linens and laundry is only permitted on the inside of balconies.
Pets
Pets must be kept leashed outside the apartment. Ensure pets do not disturb residents or others on the premises. Clean up after your pet and prevent damage to the building or property. Walking pets on the housing premises is prohibited. Tenants must ensure that pets do not cause constant disturbance, such as frequent barking.
Resident's Duty to Notify
Moves in or out of the apartment must be promptly reported to the Digital and Population Data Services Agency and to the landlord to maintain accurate resident records. If the resident is away from the apartment for an extended period, this must be reported to the landlord or the building’s maintenance company, who must be allowed access to the apartment if needed.
Any issues or defects in the property or apartment must be reported immediately to the landlord or the building’s maintenance company. Tenants are liable for any damage they cause. Residents are also encouraged to promptly report vandalism or disturbances. Complaints regarding rule violations must be submitted in writing to the landlord. All residents share responsibility for what happens on the property.
